A MESSAGE FROM THE PRESIDENT
I would like to take this time to enlighten you on a subject that effects you and your Viera East District owners. As some may or may not know that very recently the Viera East CDD Board voted and approved the repair of the greens at the Viera East Golf course. Project will be for 4 months at 220k and to start in May through the summer with good weather. This was passed with no funding for the project with the understanding that the CDD residents will have their 2010 non-ad-valorem assessment increased to cover this cost. The Board was asked if they had a reserve or what the long term plan was for handling these type of issues, the response was they were looking into keeping the assessment once approved to cover future costs. Another question was asked as to why this is a public golf course if the CDD owners keep subsidizing it with no increase to the public for use, still no coherent answer.
The real reason for this e-mail is that the Board also notified the attending owners that the assessment increase will also cover the deficit that the golf course has experienced due to the record breaking winter we endured. The amount of the deficit was over 200k through Feb. It was also mentioned that with the golf course getting it’s greens repaired that the deficit would grow even more. Given the trend and the estimated repair time of 4 months the total amount that district owners would subsidize could be around 800k to 1 Million dollars with approximately 6000 homes and businesses making up the cost for this deficit. I feel that you should make your members aware of the potential for the current assessments to double. I would also like to add, these Board members receive $3500 in salary to be on this board, most residents don’t know this.
We have a chance to make a real difference as there will be budget workshops to discuss how much the assessment will be and how to fund future repairs at the golf course. All the agenda’s are located at the Viera East Golf courses web site and I highly encourage owners to attend and present options for the board to consider. I can only speak for the 250 homes in Auburn Lakes and the owners are soundly against subsidizing the golf course any further. Two years ago the CDD Board increased our assessments to cover the hemorrhage that the golf course was experiencing at the time and now we are looking at a very significant increase for years to keep a golf course, touted as self sufficient, alive. One idea I have is a onetime assessment with all Viera East CDD residents given a 25% discount for three years. This may defer some of the costs to golfers and alleviate the burden on the residents, but clearly doesn’t fix everything at issue.

COMMUNITY YARD SALE
The next community yard sale is scheduled for Saturday, May 15, 2010 from 8:00 to 12:00. To participate, please place your items on your driveway. To avoid confusion, keep your garage door closed during this time if you do not wish to participate. If you would like to contribute to an add in the Florida Today, please contact us at hoa@auburn-lakes.org. An ad will only be placed if we have enough residents to cover the cost.
BUDGET
At the last Board of Directors meeting, a budget for 2010 was discussed and passed. Based on this budget, the yearly assessment of $240.00 will not change. If you'd like a copy of the 2010 budget, please contact Fairway Management.
ASSESSMENTS
The 2010 assessments were due on January 1, 2010 and considered late as of February 1, 2010. If you have not made your payment, please do so as soon as possible. The association relies on these payments for the upkeep of the common areas and amenities. The Board of Directors work diligently to keep costs low and the budget in check to avoid increasing the fees. Homeowners' who have not paid will be turned over to collections and may face legal action. This is not a option the board relishes, but it is the only way to ensue that everyone pays their fair share.

The installation of a keyed entry system has been placed on hold until this fall.
It has become a growing concern among residents and the board; More and more underage children are swimming at the pool without adult supervision. Not only is there a danger to the children but it is a liability to the association and illegal. Children under the age of 15 must be accompanied by an adult with the ability to swim. Additionally, persons have been sited at the pool after the posted hours. If you are at the pool past 10:00pm, you are trespassing and can be cited by the Sheriff's Dept. If you are cited and are a resident of Auburn Lakes, your pool area privileges will be suspended or revoked. This means that if you are using the pool at anytime, you can fined and possibly arrested for trespassing a second time.
VIOLATION REPORT
The board of directors have asked management to perform the covenant inspections in lieu of a resident committee. Management has been requested, by the board, to hold each and every resident to the same standards as set forth in the Bylaws and Covenant restrictions. Policies are in place to allow residents ample time to comply as well as bring there case in front of the Due Process Committee. If you have any questions regarding these policies or would like to help establish a resident covenants committee, please contact a board member or FairWay Management.
MESSAGE FROM MANAGEMENT
FairWay Management has asked the board to remind residents that when contacting them please be sure to indicate that you are from Auburn Lakes. This will better inform them and bring swifter resolution to your need.
LEGAL ACTION
A rumor has been circulating through the community that the Board of Directors is not seeking repayment of legal fees when forced to pursue action against covenants violators. This could not be any further from the truth. Nor is it true that a vote was scheduled to be taken to remove the pursuit of legal fees from any future legal action.
